Purpose

 

The Senior Property Agent is responsible for providing technical land management services as a part of Avangrid Renewables’ onshore commercial real estate team for real estate transactions involving Avangrid’s portfolio of wind, solar, storage, and thermal assets in all stages of development, construction, and commercial operations. The Senior Property Agent will support the execution of land transactions in compliance with contracts and applicable real estate law; provide technical support to project development and asset management teams; and oversee ALTA surveys and aerial mapping through final as-builts.  In addition, the Senior Property Agent will manage consultants via professional service and framework agreements and monitor related expenses; help to obtain title commitments and policies; support efforts to resolve complaints and encroachments; manage crop damage claims; review land descriptions to ensure accuracy; and support internal and external stakeholders of Land Management.
 

Responsibilities

 

 

Ensuring proper notation and site control of facilities locations (turbines, transmission, substation, O&M building, etc.) 
Matching legal descriptions to leases and maps for landowner/parcel tracking 
Providing support for design and mapping of turbine micro-siting, access roads, collection lines and transmission lines in context of constraint mapping
Providing technical support for construction activities as it pertains to project site areas and landowners.
Calculating and negotiating crop damage reimbursements based on varying crop yields and pricing
Ensuring smooth transition of land-related milestones from Dev-Const-Ops
Managing Land Management’s work efforts in securing project-level title policies by supporting title curative efforts thru working with title attorneys and title companies
Securing ALTA Surveys, As-Built surveys, and title commitments
Inspecting properties and surveys relative to constraints mapping
Ensuring the Company is working within the rights & obligations of its land agreements
Evaluating and monitoring complex land lease agreements and other property issues
Balancing work between Development, Construction/Engineering, and Operations, and working closely with Avangrid Renewables land consultants across the country
Tracking the timing and parameters of construction work against land lease milestones (installation of turbine pads, roads, transmission lines, etc.), and communicating with the LM Portfolio Managers to schedule payments 
Adhering to real estate and property management principles, real estate law, and land contracts
Negotiating encroachments, crossing agreements, and rights-of-way with landowners and utility companies 
Maintaining professional relationships with landowners and visiting landowners, as needed
Maintaining and updating internal ALTA Survey and Title Policy schedules and databases 
 

Skills and Requirements

 

Qualifications

 


Bachelor’s degree in Real Estate, Finance, Business or related field or a combination of education and experience
Minimum 7 years’ experience in land agency, survey, land management, field services or commercial real estate/land brokerage
Extensive knowledge of real estate markets, title reporting, legal descriptions, maps, plats and surveys, commercial real estate principles, federal, state, and other agency permit requirements.
Ability to travel up to 25% of time

Ability to efficiently manage multiple, concurrent, time-sensitive projects and priorities.
Demonstrated verbal and written communication, interpersonal, and negotiation skills, including the ability to develop positive relationships with landowners and to positively resolve property related disputes.
Proficient use of Microsoft Office Suite and familiarity within GIS mapping software 
Team and Goal-oriented
